About the Property Manager Role Reporting directly to the General Manager, the Property Manager will oversee the comprehensive administration, operation, and maintenance of the estate. The role includes supervising key staff such as the Assistant Property Manager, Maintenance Supervisor, Security Supervisor, Grounds and Cleaning Supervisor, general workers, contractors, and service providers. The successful candidate will manage estate operations, foster strong relationships with homeowners and tenants, ensure compliance with regulatory requirements, and protect the long-term value of the property.
Key Responsibilities
of Property Manager Jobs in Lusaka Manage daily estate operations and maintain all common facilities to high standards. Plan, coordinate, and oversee preventive and corrective maintenance of infrastructure, including roads, drainage, street lighting, water and sewer systems, electrical installations, recreational areas, and boundary walls. Develop and maintain positive relationships with homeowners, tenants, and the Homeowners Association by addressing complaints and service requests promptly and effectively. Administer operational budgets, monitor expenses, collect service charges, manage arrears, verify contractor invoices, and prepare monthly management reports. Supervise estate security operations, including access control systems, CCTV monitoring, and security incident investigations. Coordinate environmental management activities such as waste collection, landscaping, sanitation, and compliance with estate regulations. Ensure adherence to Zambian property laws, local authority requirements, environmental standards, occupational health and safety regulations, and estate by-laws. Procure, supervise, and evaluate contractors and service providers to guarantee quality service and value for money. Maintain accurate records of homeowners, tenants, occupancy, leases, title documents, and property files while managing move-in and move-out processes. Minimum
Qualifications
and Experience Bachelor’s Degree in Property Management, Real Estate, Estate Management, Civil Engineering, Business Administration, or related fields. Master’s Degree is an advantage. Membership in recognized professional bodies such as the Surveyors Institute of Zambia (SIZ) or the Zambia Institute of Estate Agents (ZIEA) is preferred. At least 5 to 8 years of proven experience in property or estate management. Experience managing large residential developments and collaborating with Homeowners Associations. Practical knowledge of service charge administration, contractor management, and property maintenance.
